![]() ![]() Depending on the reverse mortgage’s terms, money can be disbursed either in installments or as a lump sum. Lenders offer principal loan balances based on the appraised value of the borrower’s home, their equity value, and the borrower’s age. Also known as home equity conversion mortgages (HECMs) when they are federally backed (which most of them are), they allow borrowers to receive cash for the equity in their homes with no monthly payments required. Reverse mortgages are available for people age 62 or older. Understanding both principal and interest can help you choose the best mortgage option for you. The mortgage principal is the original amount of money you borrow for your home, while interest is a percentage of the principal balance that you pay to the lender for borrowing the money. Understanding Reverse Mortgage Net Principal Limits When you make a payment on a mortgage you’re putting money towards two main components: principal and interest. On the first payment of 500, the balance is 9500. This might be a section below the payment that says Additional principal or a box you can check to allocate funds toward the principal balance on top of your minimum payment. Supposing the interest rate is 3 or 5, homeowners will pay more towards principal than interest on the 84th payment (at seven years) and 195th payment (at 16 years and three months. When you make your mortgage payment each month, you might see an option to pay X amount toward principal. Assume the interest compounds monthly (i.e. Homeowners with a 30-year fixed-rate mortgage and an interest rate of 4 will reach the tipping point on the 153rd loan payment (at 12 years and nine months). Take a typical compound interest loan - a car note for example - with 10 APR and 10,000 current value. Reverse mortgages are only available if you are age 62 or older. Random question, Ive always been confused about this.A reverse mortgage net principal limit tends to be substantially lower than the home’s appraised market value. An extremely low mortgage net principal limit may prevent borrowers from fully benefiting from the full amount of their home equity. The maximum amount of money that a borrower can receive from a reverse mortgage is the net principal limit of the reverse mortgage after it closes. ![]()

![]() ![]() This is due to the compiling script occupying the totality of both RAM and swap memory by spawning multiple processes (and replicating memory by consequence). There are a few requirements for building scipy. I'll just try and summarize the whole process (so that people don't have to jump around the internet like I did). If this was all you needed it would be relatively easy (main instructions can be found here and are summarized below), but there is an additional problem with the raspberry pi that I realized only after a week of research and trial and error (skip at the end if you just need the fix), which is due, I believe, to the small amount of memory available. Usually pip install would fetch prebuilt packages for you, but Raspberry Pi's ARM architecture is not really supported. The main reason is that scipy relies on compiled C and fortran libraries, that need to be compiled on the same architecture. To get the latest version of scipy on the raspberry Pi you need to build from source. ![]() TL DR: skip to the last paragraph to know how to increase swap space and avoid memory clogging. ![]() ![]() ![]() You see, the world is littered with targets called ‘talismans’ which, when shot with the Hunter’s bow and arrow, slowly build up a sprint meter. I mentioned earlier that one of the penchants of Journey and ABZÛ is the fluid gameplay and The Pathless takes that idea and, well…runs with it. Instead, I was more impressed by how good it felt to be playing The Pathless. For example, it was a mere inconvenience that the enemies had me chart a different path rather than being something to make me play the game in a drastically different way. Functionally, nothing else about how I usually play open-world games is different here – it is just more inconvenient like this. This is disappointing because it means that the only changes to the open-world formula that The Pathless comes up with are aesthetic. ![]() Furthermore, the open-world towers made infamous by Ubisoft games are also present here. For example, the Hunter has access to what is basically Witcher Vision – and is as such able to see points of interest from a distance. This is partly because other elements of the game undermine the freedom that the designers are trying to grant players. ![]() ![]() And yes, on paper this sounds ingenious, but…the result is far from revolutionary. In addition, enemies would often track me down along the map, which often forced me to change directions. Speaking of carving your own path, The Pathless’s main gimmick is that it is an open-world game with no map and no HUD elements that show you the way. This all being said, I appreciate the overall themes that the story is concerned with: the connection that we all have to nature and the importance of individuals carving “their own path to truth or salvation”. The result of all of this is that the world of The Pathless feels incredibly empty. The worldbuilding, too, fails on a fundamental level: the parchments and the various notes spread across the vast landscapes are never interesting to seek out and then read. And whereas it is fine that the premise is rather simple and familiar (the game is choke-full of unfavourable Breath of the Wild comparisons ) the problem is that the story never gets any interesting – it is precisely what you would expect from a world torn by a conflict between good and evil. The main quest of the game, as such, is to track all of the beasts through the areas of the map that they respectively control, restore them to their usual selves and have them support you in preventing the Godslayer from bringing an end to the world. Meet the Hunter.Īs for the story, The Pathless has you play as the Hunter, an archer tasked with cleansing the corruption that has desecrated a gorgeous natural world ruled by The Tall Ones – creatures which were once gods of these lands but which have now been subjugated and cursed by the malevolent Godslayer. Austin Wintory’s rather subdued soundtrack accompanies the visuals to create a fairy-tale world which is both serene and menacing. It is truly a visual spectacle to traverse the game’s different plateaus and to notice how the trees shake, the rivers whirl and the snow crunches as you pass them by. The game boasts a gorgeous minimalist acrylic art design which is astonishing even in motion. The first thing that struck me about playing The Pathless was the presentation. Nevertheless, I am tremendously grateful to even be given this option: choosing between modes is the most immediate and most significant difference between the PS4 and PS5 versions of the game. My take is that for a game like this, which prioritises movement and quick inputs above everything else, performance mode is an absolute must. Having played The Pathless on a PS5 I was first confronted with deciding whether or not I wanted to prioritise higher frame rates or higher graphic quality. However, beyond the shine of being one of the first real next-gen games I’ve played so far, I’m disappointed to report that The Pathless ended up being less compelling than either of its spiritual predecessors. The Pathless follows the PlayStation standard of offering both a performance and a resolution mode. ![]() ![]() These improvements were distributed across the board on the 300 series. The first was the Radeon 300 series, of which we reviewed the R9 390 and R9 380. The company hasn't released a new round of GPUs in around two years – excluding the R9 285, which launched late last year – and AMD has remedied this with back-to-back graphics card launches. Direct comparisons pitting the AMD Radeon R9 Fury X vs. This Fury X review will explain the architecture and HBM, then dig into CrossFire performance, frametimes, the thermal envelope and CLC, and overclocking potential. The architecture is somewhat analogous to the Tonga GPU found in the R9 285 solution, but is more comparable in the vertical to where Hawaii – found on the R9 290X – once rested. In this respect, the card has been difficult to review as it has required a substantial investment in the research process to fully understand the implications of HBM. The Fury X is AMD's flag-bearer for a new form of high-speed memory that, regardless of how the Fury X performs, will inevitably become the future of graphics memory for both major manufacturers. Prior to the AMD acquisition, graphics manufacturer ATI designed the GDDR3 memory that ended up being used all the way through to GDDR5 (GDDR4 had a lifecycle of less than a year, more or less, but was also first instituted on ATI devices). The 4870 was the world's first graphics card to incorporate the high-speed GDDR5 memory solution, reinforcing AMD's position of technological jaunts in the memory field. Some system builders may recall AMD's HD 4870, a video card that was once a quickly-recommended solution for mid-to-high range builds. This is AMD's best attempt at competition and, as it so happens, the card includes two items of critical importance: A new GPU architecture and the world's first implementation of high-bandwidth memory. The Fury X has been a challenging video card to review. ![]() ![]() ![]() Diminished self-esteem coupled with incessant dopamine stimulation make social media a dangerously addictive pharmacological substance. Yet while social media inspires progression on a societal scale, its individual users suffer. By utilizing social media as a platform for the exposure of injustices, people can effect societal change in unprecedented ways, as was evident in the social media response after the unjust killing of George Floyd in May. Yet there are undeniable benefits of social media as well, such as the rapid dissemination of knowledge across a vast network of people. It is clear that psychological dependence on social media usage comes with a cost to our mental health. According to Addiction Center’s s ocial media addiction page, “Research has shown that there is an undeniable link between social media use, negative mental health, and low self-esteem.” The article notes the concordant rates of high social media usage and eating disorders, as well as the disregard of personal responsibilities in those who excessively use social media. I believe social media usage falls under the U.S. Rather than argue about whether to categorize social media as a drug, I aim to give social media some narcotic context in order to better conceptualize its effects. After all, coffee and tea are “drugs,” but we don’t seem to give them as much weight as, say, LSD or heroin. While many of us have heard before that social media acts as a drug, the term “drug” is dangerously ambiguous. We just happen to call soma a more ironic (yet eerily similar sounding) name: social media. While “Brave New World” is a novel, and soma is not a real drug, Huxley’s dystopian society has never been more familiar. However, it is later understood that soma doesn’t actually induce happiness in its consumers as much as it distracts them from their negative feelings. In his book “Brave New World,” Aldous Huxley depicts a world in which people ingest soma, a drug that induces happiness in its consumers. ![]() ![]() ![]() Brush-based tools like Paintbrush and Clone Stamp only let you change brush size and brush hardness, but you can’t use custom shapes or other more complex dynamics. If you are putting across a relatively flat surface, push the target back one full grid square to help get the ball to the hole. When the ground is wet, the ball won’t roll as far or as fast, and you’ll have to compensate for that in your aim and swing. It should be obvious that winds don’t bother your putts, but rain plays a big part in putting mechanics. You’ll also need to adjust your shot depending on how much the ground banks to the left or right.Īs an example of how to use the grids for aiming, I have found that if you are three or less grid squares away when putting, and the angle to the left or right is represented with green moving lines, then you should adjust your aim to the side equal to the width of the hole. If you are putting uphill, then you should move the target back a little in order to compensate for the extra power needed to push the ball up the hill. When in putting mode, you will be shown a grid pattern over the green and it will have moving green and red lines to show you the lay of the land. The default location for your putt aim is almost never right, so be prepared to move it before each shot. Sometimes that can work to your advantage. If it is raining, also be prepared for the ball to roll much less. High winds will affect a chipped ball while it is in the air, so take that into account when aiming. Unless you think you can chip the ball directly into the hole, you should try to land the shot so that you have to do as little putting as necessary. You’ll have to look at the landscaping to see the contours of the land, and then over or undershoot appropriately. In this game, I have found that on many of the holes that the ball will tend to roll backwards after being chipped onto the green. The purpose is to lift the ball out of rough areas like tall grass or sand. ![]() You’re using wedged clubs that get under the ball and toss it up so that it goes up and down in an arch. The key thing to remember with chipping is that loft plays a big factor in ball movement. When chipping, most of the time you will swing at much less than 100% power. ![]() A good chip will help save you a lot of trouble when it comes to putting, but it’s easy to mess it up and make more work for yourself. I think chipping is the hardest part of this game because it is so easy to undershoot or overshoot the hole. Rain doesn’t seem to bother your drive too much as far as when the ball is in the air, but it will prevent the ball from rolling quite as far once it gets on the ground. The same applies if you are hitting into the wind. If the wind is behind you then it will help carry the ball farther, so make sure you line up the shot to avoid going into the rough. What I figured out is that if the winds are blowing from either side for more than five miles per hour, then you need to move that targeting circle over to one side in a distance equal to half of the circle’s width. This circle represents the relative area where the ball will land if you hit it perfectly. When you drive, the game presents you with a large circle around your target area. This is because the ball stays in the air longer and goes farther when driving, so more airtime means more push from winds. In this game, heavy winds affect your drive more than anything else. ![]() On the longer holes, learning how to best use the boost will save you a stroke or two. Be careful when using the boost, because you don’t always need that extra power just to stay on the fairway, especially if the hole is not a straight shot. If you hit the X button fast enough and then quickly make your swing, you can add as much as a 20% power boost to your shot. You’ll see a red circle form within the icon of the ball on the lower left corner of your screen. When you pull the stick back to swing your club, you can rapidly press the X button to increase power. A solid drive will help make the rest of your swings a little easier, provided that you keep the ball in the fairway. Driving the ball is your chance to make one big swing and put it as close as possible. The first swing you take at any hole is crucial to how you’ll play the rest of that hole. This guide is designed to give you help with the three major parts of the gameplay – Driving, chipping, and putting. When you add varying weather elements like wind and rain, it makes the game of golf even more difficult. The very basic controls in this game are not complicated to learn, and from there it is up to the gamer to be able to land that precise shot. The real game of golf is pretty much the same way. Tiger Woods PGA Tour 10 is one of those games that is easy to play, but hard to master. ![]() ![]() The basic Stouffer's Mac and Cheese ingredients are great for kitchen cloners who want an easy fix that doesn't require much shopping.
